Some tips if you’re thinking of moving ...
    With so many condos being built in our community and in Nashville, we have seen our prices stay steady. Our natural surroundings sell Coronada.     However, in order to get “top dollar” for your condo when you put it on the market, here are a few tips:
   (1.) Make sure your condo is updated, freshly painted and the floors are in good shape. Prospective buyers will not pay top dollar for a condo then have to move in and do major remodeling and repairs. There are many new condos in the area competing with us. Make your condo shine!
   (2.) Contact the CCA office to inform them of your desire to sell your unit and have them inspect before you put it on the market. The maintenance crew will then come and make a note and repair everything that Coronada needs to do before you list. We want Coronada to look great when prospective buyers come to view the listings.
   (3.) Make sure your kitchens and bathrooms have updated appliances and hardware. These rooms are generally what “sells” a house to prospective buyers.
   (4.) Make sure you hire realtors who understand the market and will work for you. Overpriced or outdated units will stay on the market for long periods and will become “stigmatized” if priced incorrectly.

When selling your condo...

      Our homes are our castles. And, as such, they are generally the most expensive thing that we own. In order to keep our homes viable and increasing in value, we must maintain both inside and outside to protect our investments and to make them attractive to home buyers. BEFORE you put your condo on the market, please contact the office to let them know you are planning to list your home AND to have anything that needs repairing to be repaired that is Coronada’s responsibility BEFORE the house becomes available to prospective home buyers. That way, your home looks good to visitors who will come and look at the property AND the property will look good to everyone who visits.
      When deciding to sell your home, you must let the office know IN WRITING prior to listing your home. This is a rule that is called FIRST RIGHT OF REFUSAL. This means that Coronada has the first right to buy your property before someone else. You should also disclose in the Tennessee Property Disclosure anything that you have done to the property (enlarged deck, etc.) so the new homeowner understands their responsibilities in upkeep.
